Thirty City of Los Angeles Neighbourhoods
Central neighbourhoods, Valley neighbourhoods, Eastside and Northeast neighbourhoods, and South Los Angeles neighbourhoods — all inside the City of Los Angeles, so permitted work goes through LADBS. A neighbourhood name never decides a parcel's HPOZ, hillside, fire-zone or flood status; those are per-address checks.
Not sure whether your neighbourhood is listed? Call (424) 337-6597 and ask — coverage is confirmed by address, not assumed from a nearby name.
Why Location Pages Are Written Neighbourhood by Neighbourhood
A renovation page that could be swapped from one neighbourhood to another without changing a sentence would be useless. These pages differ because the houses, lots and rules differ.
Stock Shapes the Scope
Craftsman bungalows, Spanish Revival homes, mid-century ranches, 1920s apartment courts and hillside houses each bring different systems, structure and finish questions.
Overlays Are Local
HPOZ districts cluster in places like Highland Park, University Park and West Adams; hillside and fire-zone constraints concentrate in hillside neighbourhoods. Both are checked per parcel.
One Permit World Per Page
Every page on this hub is a City of Los Angeles page. That keeps LADBS rules where they belong and avoids implying they govern a separate city.
Service Area Questions

(424) 337-6597 →No. LADBS issues permits inside the City of Los Angeles only. A project in a separate incorporated city is permitted by that city's building department, with its own process and fees, even when the city is marketed as part of greater Los Angeles.
Parts of hillside neighbourhoods such as Echo Park, Silver Lake, Los Feliz, Mount Washington and Highland Park fall in the Hillside Area or a Very High Fire Hazard Severity Zone, which can limit floor area, require geotechnical and fire-hardening measures, and affect ADU feasibility. Status is determined parcel by parcel, never by neighbourhood name alone.
Neighbourhoods with HPOZ areas — including Highland Park, Angelino Heights near Echo Park, University Park and West Adams — have preservation plans that govern exterior work. Contributor status and the applicable plan are verified for the parcel before exterior changes are designed.
As Oct 2026 market-guide ranges only — not this company's prices or quotes, and guides conflict, so they are not averaged: kitchens $25,000–$170,000+, bathrooms $15,000–$150,000+, detached ADUs $180,000–$450,000+, whole-home work $125–$500 per square foot. The final figure for any project depends on scope, structure, systems and finishes, and is set out in a signed agreement for that project. Budgeting also needs a contingency: guides repeatedly advise 10–20% for what is found once walls are open.
